Must Be 21 To Reserve And Check-In
When you make a reservation, you will receive two documents—1) Policies and Invoice document requesting your deposit on the cabin you intend to book with us, 2) Terms and Conditions document outlining terms, conditions, limitations, and restrictions. These two documents, Policies and Invoice, and Terms and Conditions documents confirms your vacation rental and BECOMES a binding agreement when you send us your rental deposit; it states the terms and conditions concerning this cabin rental between you, the “Guest,” and your principal, the “Owner” of the cabin. Your sending of payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. If you have any problems or questions with any of the following, please be sure to phone us for discussion and explanation before you send us your rental deposit payments.
Deposits and Payments
A deposit, equal to 25% of the total due should be received within 10 days to hold the reservation. Final payment is due 30 days prior to your arrival date (60 days during the Christmas / New Years Holiday). Payment methods include personal check, cashier’s check, money order, or credit card. If paying by credit card, the full amount of your stay (lodging, taxes, cleaning fees, and security deposit) plus a 3% surcharge will be charged to your credit card upon completion of the reservation process. Credit card payments are processed securely online through Paypal.
Deposit Cancellation Policies
All cancellations are subject to a $100 cancellation fee. Cancellations must be made 21 days prior to arrival, 45 days prior to arrival for holidays. If the cancellation is made with-in 21 days prior to arrival (45 for holidays) a refund will only be issued if the home is re-rented for the reserved period. There are no refunds for poor snow conditions, severe weather, road closures, traffic delays, early departures, illness or injury, or mechanical breakdown.
Security Deposit & Damages
Each rental unit has a required security deposit of $500. Other than normal wear and tear, occupant is liable for any damages to the premises, furnishings, equipment, and household items which occur during occupancy. Unauthorized pets, smoking with in the home will result to additional cleaning fee charges against the security deposit. Lost keys will be charged against the security deposit as well. The Property Manager determines assessment of any such damages. By agreeing to the Terms and Conditions, you authorize us to deduct charges to your Security Deposit associated with your reservation and for any excess cleaning or damages to the property as a result of you or your guests' actions during your stay. Security Deposit will be refunded after any of the above is resolved.
Rates and Availability
All prices, fees, specifications, configurations, and availability are subject to change without notice. Taxes, fees, and service charges are not included in the quoted nightly rate unless otherwise specified.
Falsified Reservations
Any reservations made under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in.
Check-In / Checkout
Upon receipt of your payment(s), and the signed Policies and Invoice are on file, your Reservation Confirmation Package will be mailed to you. Enclosed will be the keys, instructions, and information for the cabin. For security purposes, the cabin address and map will not be included with your keys. They will be emailed and/or mailed separately.
Check-In / Checkout Times
Guaranteed check-in time is 4:00 p.m. and checkout time is 10:30 a.m. If the cabin is not booked directly before, or directly after your stay, the check-in and checkout times are sometimes flexible. Time schedules coordinate with the scheduling of our cleaning services and arrival of next guests. Every effort will be made to accommodate your needs. However, there is no guarantee that the property will be available earlier than normal. Please remember that there are other guests using the property so please call or email for details.
The Cabins
The rental home you are staying in is a privately owned home and has been made available for rental through the courtesy of the owner. Although we will do our best to fill your needs, neither Tahoe Sierra Cabins nor the homeowner will be responsible for providing furnishings and/or appliances not currently in the home. All vacation rental homes are equipped with cookware, cooking utensils, dishes, flatware, washer/dryer, TV, cable, blankets, pillows, bath towels and washcloths, and firewood. We suggest you bring your own toiletries, like shampoo, bath soap, and kindling for the firewood.
Upon Departure
Checkout time is at 10:30 a.m. Leaving the home in an orderly condition, free of damages, will ensure a full return of your security deposit. A partial checklist is provided for your convenience:

____ Strip all beds used of linen and pile them or just leave them unmade
____ All dirty towels piled in one place
____ Place all trash in 32 gal garbage bags and dispose them accordingly. See Trash policy below
____ All dirty dishes in dishwasher and start wash cycle
____ Remove all food items
____ Return furniture to its original location
____ Patio umbrella stored in garage
____ Double check for all personal items
____ Leave both guest card on kitchen counter by telephone
____ Close front lid of wood burning fire stove; do not put new ashes away!

Maximum Occupancy
Each property has a specific maximum occupancy. You are responsible for selecting a unit appropriate to the number of guest that are to occupy the unit. Check the property description page regarding the maximum occupancy of the specific property you are interested. All properties are privately owned and located in residential areas. Therefore parking is limited and occupancy cannot exceed the number of people allowed in each home.
Gatherings
Our properties are located in residential areas and are rented for personal vacation use only.
We wish to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties, or functions such as weddings, and other large gatherings are allowed without advance WRITTEN permission from us. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the neighborhood, particularly after 10 pm at night. Violators risk forfeiture of their deposit, rental fees, and eviction.
Noxious Activities Prohibited
No illegal, noxious, or offensive activities shall be carried out or conducted, nor shall anything be done within the properties that is or could become an unreasonable annoyance or nuisance to neighboring property owners; i.e. excessive noise.
Access to Other Cabins
If you have access to more than one home, please do not move items from one home to the other
Ski Equipment
Skis and equipment can cause considerable damage to the interior of a home; your assistance in reducing unnecessary wear and tear will be most appreciated and will ensure full return of your security deposit.
Road and Weather Conditions
We do not guarantee road or weather conditions. Due to quickly changing weather conditions, travel delays and temporary road closures are common. When traveling in the mountains, please be prepared for winter driving conditions. Always carry chains and emergency gear, and be prepared for delays. Smoking and Pet Policy
All properties have a strict smoke-free policy. If evidence of smoking is found with-in the home, there is a $100 cleaning fee.
Pets of any kind are NOT allowed in or on all the properties’ premises. An additional $100 pet cleaning fee plus the cost of carpet and furniture cleaning will be collected if this policy is violated.
Linens
Linens are provided in our cabins. Linens include sheets, pillowcases, bath towels, and washcloths.
Telephone
Long distance calls from phones in each property must be made collect or charged to your credit/calling card. Any long distance (toll) calls not put on a credit card will be charged against your security deposit and are subject to a $10.00 service charge.
Keys / Passes / Garage Openers
The charges for lost items are as follows: $45.00 for each amenity guest pass, $25 per key, and $50 for a garage door opener. There is a $50 fee for keys issued after hours.
Tahoe Donner Recreation Facilities
Each home comes with two amenity guest access cards that will allow a maximum of eight (four per card) individuals access to Trout Creek Recreation center, Tennis Center, Northwoods Pool, and the Marina, by paying a guest fee. The cards will be placed with your keys. Cards that are not returned, lost, or stolen, are subject to a $45 replacement fee.
Maintenance
We make every effort to keep each home and its equipment in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, pool filtration systems, hot tubs, air condition-ing, television or cable service, internet service, appliances, etc. It is the Guest’s obligation to report any problems or damage to their cabin IMMEDIATELY to us, regardless of the hour.
Woodstoves / Fireplaces
Firewood will be supplied for your vacation. We recommend purchasing fire starters or kindling as well. Please keep the doors to wood burning stoves closed at all times. Do not chop wood on the hearth, and only place old ashes in the metal ash bucket. DO NOT put new ashes in the metal ash bucket because of the smoke it creates.
Trash
Trash enclosures, the small house like enclosure at the side of the driveway are available in all rental homes. If the trash enclosure is metal then you can safely dispose your garbage in this enclosure; make sure to lock the enclosure so animals cannot access them. Otherwise, if it is a wood enclosure, then it is okay to put your trash in a 32 gal garbage bag and place them in the garbage bin in the garage.
Parking
Parking is not allowed on any roadway during Nov 1 - May 15 due to snow removal equipment. Cars parked on the road during these months may be ticketed and/or towed.
Items Left Behind
Tahoe Sierra Cabins is not responsible for personal items left behind. We do understand this may happen and can ship your items to you for a $35 service charge plus shipping cost.
Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing by us in advance.
Vacation Rental Confirmation
The Policies and Invoice document together with this Terms and Condition document is your vacation rental confirmation and becomes a binding agreement when you send us your rental deposit. Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed above.
